Grading & Lot Development

Rough and finish grading, topsoil and final grade for new lots and commercial sites.

Grading shapes how a lot drains, how a driveway sits and how a building relates to the ground around it. Valley Brook Services grades new lots and commercial sites, and puts down topsoil and final grade when construction is finished. It is a core part of the work we do for home builders and developers.

Rough Grading and Lot Development

Rough grading brings a site to the shape it needs before foundations, utilities and paving. It is where the cuts and fills happen, where the pad and access are set, and where drainage direction is established. We grade new lots for builders and developers, as well as private sites that need to be shaped for a new building.

Topsoil and Final Grade

When the foundation is backfilled and the utilities are in, the lot has to be brought to final grade and topsoiled so it can be seeded or landscaped. Topsoil and final grade are part of the work we do on production home sites, where this is a repeat step on every lot.

Commercial Grading

We take on commercial grading, including parking areas and building pads, along with the stormwater and catch basin work that often goes with it. Large commercial sites reward careful sequencing, and having site prep, utilities and grading under one company helps keep that sequence tight.

Equipment That Fits the Job

Our fleet includes excavators, dozers, skid steers and dump trucks, with roughly 45 to 50 pieces of equipment including trucks and pickups. Sending the right machine to the right job is faster and cleaner than making one machine do everything.

Weather and Wet Dirt

Grading is weather-dependent. Wet dirt cannot be moved and compacted well, and frozen ground limits what can be done. We work year-round when conditions allow, and we will be upfront when rain or frost is likely to affect your schedule.

What to Tell Us

  • The address and county, and what is being built
  • Whether you have a grading plan, stakes or an engineer's design
  • Roughly how large the area is, and whether it is cleared
  • Where the topsoil should go, and when you need final grade

Send the details through the contact form.

Frequently Asked Questions

Do you provide topsoil and final grade?

Yes. Topsoil and final grade are part of our grading service, and they are a regular step on the new-home lots we work on.

Do you grade commercial sites?

Yes. We take on commercial grading, including parking areas and building pads.

Can you clear the lot first?

Yes. Land clearing and lot clearing are services we offer, so clearing and grading can be handled together.

Does weather affect grading?

Yes. Wet dirt cannot be moved well and frozen ground has its own limits, so rain and winter can delay a project. We will tell you if that is likely.
